Founded In 1989
Carefree Partners Investments, L.L.C. (CPI) is a Phoenix, Arizona-based investment and real estate development company. CPI was founded in 1989 as Westcor Land Company by Rusty Lyon and Richard B. West, III, to provide homebuilders land banking and rolling option funds. Over the years, the business has expanded to a wide range of investment and development projects. The scope of activities has included numerous master-planned communities, urban downtowns, business parks, golf course development and management, senior housing, timeshare resorts, retail centers, medical complexes, and agricultural lands.

Where We Are Today
Currently, CPI is involved in master plan community development, large-scale retail projects, business and office parks, the creation and development of a City Center for the cities of Surprise and Buckeye, Arizona, and a major medical research complex and bioscience park. Part of our business model is to bring in high-quality partners to assist in key aspects of development. Current projects include retail, multifamily, and industrial in multiple Metro Phoenix locations.
