Project Information:

Amenities:  THE CITY at Surprise is a 765-acre master-planned urban center.  The project consists of a 125-acre Spring Training Facility for the Texas Rangers and Kansas City Royals with a 10,000-seat stadium; a 110-acre government center and urban park complex which is being jointly developed by the City of Surprise and Maricopa County as a regional administrative, judicial, cultural and recreational center; and over 500 acres of commercial, office, residential, resort and medical complex.  The project is fully entitled with an approved redevelopment agreement and P.A.D. for 33 million square feet, a maximum building height of 15 stories, broad commercial uses, and residential densities up to 55 du/acre.

 

Comments:  Surprise Center Development Company, an affiliate of Carefree Partners Investments, L.L.C., is building partnerships with several different entities, including the City of Surprise, to create an identifiable place and to build a downtown from the ground up.

The City is being designed around people and the way people want to live.  This includes shopping in a wide variety of shopping areas; recreating on new City parks, lakes and other facilities; working in state-of-the-art offices and a medical campus; and living in urban, high-rise residential areas.  The City of Surprise and Maricopa County plan provides for 1 million square feet of integrated cultural and civic uses, including the West Valley Art Center, performing arts centers, the City of Surprise civil courts, and regional service facilitates.
